Frequently asked questions
- How long does a bathroom renovation take in Berwick?
Allow three to four weeks on site where the room stays exactly where it is, and about half that if only the shower is coming out. An older house near the village with a timber floor and a changed layout can stretch to eight weeks. The part nobody warns you about is the pause after the membrane goes on, when the room sits empty for two or three days while it cures and no trade can enter.
- Do I need a building permit for a bathroom renovation?
Often not. A straight replacement inside the same four walls usually sits within the exemptions, but those exemptions carry conditions and a building surveyor is the only person who can apply them to your house. Anything touching structure, changing the floor area, or taking out a wall that holds something up is a different answer entirely. In Casey you engage that surveyor yourself and the council does not issue it.
- How much deposit can a bathroom renovator legally ask for?
Ten per cent on a contract below twenty thousand dollars, and five per cent at or above that figure. Those are hard caps in Victoria rather than industry guidance. Anyone asking for a third or a half before they start is breaking the law, and that on its own is reason enough to end the conversation and keep looking.
- Does my Berwick house have asbestos in the bathroom?
Work on the basis that it does if the place went up before 1990, and have the wet area sheeting tested before anyone swings a hammer. A laboratory result either clears the job or turns removal into its own licensed line on the quote. The brick veneer ring around the village and most of the older housing north of High Street both sit inside that window, so a quote for either that says nothing about it has not been thought through.
- Will a re grout fix my leaking shower?
Only where the shower is young and nothing has ever appeared outside the room. Grout was never the waterproof layer. The membrane below it is, and once that has gone a re grout simply traps water that used to escape through the porous surface. Bubbling skirtings, a damp patch in the next room or a stain on the ceiling below all point somewhere else: a strip back to the substrate and a rebuild.
- Are the early 1990s Berwick estates due for a bathroom renovation?
The houses in them have reached 30 to 35 years, which is two or three times what a shower membrane normally lasts. Plumbing and layout in that stock are generally sound, so the work is a rebuild on the existing footprint rather than a redesign, and that keeps the price in the lower bands. Where the shower has never been touched, the open question is how much of the framing behind it is already wet.
- What warranty covers a bathroom renovation in Victoria now?
The First Resort Home Warranty Scheme, which took over from Domestic Building Insurance on 1 July 2026. It reaches jobs over twenty thousand dollars on houses of up to three storeys, runs six years from completion, and is capped at four hundred thousand dollars a home. Contracts signed before that date stay under the old scheme. Separately, you have ten years in which to bring a building action, which is a limitation period rather than a guarantee anyone gives you.
- What certificates should I be handed at the end of the job?
Two matter most: the plumbing compliance certificate and the electrical safety certificate. The plumber has to issue and lodge theirs within days of finishing, and the insurance attached to it runs for years afterwards, which makes it worth more than the paper suggests. Add the signed contract with every variation, the waterproofing record including product and dates, and the warranties on the fittings, then file the lot with your house documents.
- How high does the waterproofing have to go in the shower?
1800 mm up the shower walls, measured from the floor substrate, with the membrane applied to the current Australian standard for wet areas. A quote naming both the height and the standard has been written by somebody who has read them. A quote that says waterproofing included has answered nothing, and that is the single easiest question to ask at a site visit.
- Why do three quotes for the same bathroom differ so much?
Because they are pricing three different jobs. The lines a cheap Berwick quote tends to leave out are the asbestos test on an older house, the extra wall area created by taking the tiles all the way up instead of stopping partway, the plaster repair above that old line, and whatever has to happen to the floor underneath. Compare the quotes item by item before you compare the totals, then go and find the line the cheap one does not have.
