Bathroom renovations in Harkaway

Bathroom renovations in Harkaway 3806: hill terrain, steep driveways, heritage properties and multi bathroom custom homes, and how each one changes the program.

Harkaway sits in the hills directly north of Berwick and shares the 3806 postcode with it, which is where the similarity stops. The 2021 census counted 1,011 residents. There is no shopping strip and no township centre, because a townsite was never declared when German Lutheran families from Silesia took up land here from the 1840s and farmed small holdings of wheat, oats, potatoes and dairy cattle. What that history left behind is a suburb of large blocks on sloping ground, reached by winding roads, with houses set well back from them.

For bathroom work that means three things: the houses are bigger than average and usually have several wet areas, the site access needs planning before the first delivery, and the specification is generally at the upper end.

What the houses are

A handful of nineteenth century timber cottages and farm buildings survive from the original settlement, some of them extended several times. Most of the housing is later: substantial one off brick homes built through the 1970s, 1980s and 1990s on blocks measured in hectares, and larger custom builds from the 2000s onwards. There is no project housing and no estate, so there is no typical floor plan.

Where a property carries a heritage overlay, external work can need a planning permit even when the building permit question is settled. An internal bathroom renovation inside the existing walls usually does not trigger it, but anything that changes the outside of the building, such as a new window or a relocated vent, needs to be checked with the council before it is designed in. We raise that at the site visit rather than at the fit off.

Why is a Harkaway job usually staged?

Houses this size were built with a main bathroom, an ensuite, a powder room and often a second bathroom in a wing or upstairs. They all went in at once, so they wear out at once. A house with four original showers from 1995 has four problems arriving together rather than one, and shower rebuilds and waterproofing explains why they reach that point at much the same time.

The usual scope here is a program across two or three rooms rather than a single bathroom, ordered so the household always has a working shower.

Stage Room Why it runs in that position
1 Ensuite The main bathroom stays in service while it is out, and it is the smallest room to learn the house on
2 Main bathroom The finished ensuite carries the household through it
3 Powder room Short job with no shower to lose, so it can sit between the larger stages
4 Second bathroom or wing Last, because nothing else depends on it being finished

Each stage is quoted as its own fixed price, so there is no open ended running total across the program.

In the older cottages the linings were changed more than once over the decades, so what sits behind the tile is not predictable from the age of the house alone. A pre 1990 house has its wet area sheet tested before anything is opened up, and what the law requires sets out who handles it from there.

Access, and why it is the first thing we look at

Harkaway is the hardest suburb we work in for logistics. Driveways are long, often unsealed, frequently steep, and usually have at least one tight bend under trees. A hook lift skip truck needs a grade it can climb loaded and enough flat ground at the top to set the bin down level. Plenty of Harkaway driveways will not take one.

Where that is the case there are three options, and each one appears as its own line in the quote:

  • A smaller skip placed closer to the road.
  • A trailer shuttle from the house down to a skip at the front of the property.
  • Bagged removal, carried out by hand.

All three cost more than a bin on a driveway. The same applies to deliveries. Tile, sheet, vanities and screens are consolidated into fewer drops than we would run in Berwick, because a truck that cannot get up the drive means a hand carry.

Most properties here are on tank water and a septic system. The effect of both on the plumbing scope is the same as it is in Narre Warren North, so that page sets it out in full: pump fed supply has to be checked for flow and pressure before tapware is chosen, and the drainage work carries its own certificate whatever it costs.

Price bands

Harkaway work sits in the premium band at $36,750 to $57,750 more often than anywhere else we go, because the rooms are larger, the fixtures are usually specified up, and the access adds cost that a suburban driveway does not. A freestanding bath on its own is $1,600 to $5,300 supplied and installed, and a large format wall tile finish runs at $75 to $165 per m2. An ensuite taken on its own is usually $14,000 to $25,000. Full bathroom renovations sets out what is in the fixed price and what sits outside it.

Harkaway is in the City of Casey, so a permit, where one is needed, comes from a private building surveyor rather than from the council. What triggers a permit, the dollar figure at which a registered builder and a written contract become mandatory, and the deposit caps are all on the permit page linked above. Before you sign anything, choosing a bathroom renovator lists what to ask for and how to check it.

Send the address and a photo of the driveway with the quote form. On a Harkaway job the driveway tells us as much about the price as the bathroom does.
