What a bathroom renovation costs in Berwick
Three price bands for a Berwick bathroom in 2026, what pushes a quote from one band to the next on four ages of local housing, and how to line up three quotes.
A Berwick bathroom lands in one of three price bands, and which band is mostly settled before anyone picks a tile. A figure quoted for a 1992 house in Timbarra says almost nothing about a weatherboard north of High Street.
Four things decide the band: the decade the house went up, whether the room keeps its footprint, how high the tiles go, and what the demolition finds behind the sheet. Every range below is supplied and installed for a single bathroom in a standard suburban home, and includes labour, materials and GST.
What are the three price bands?
| Band | What it covers | Range |
|---|---|---|
| Small or budget | Same footprint, no plumbing relocated, tiling to standard heights, builder range fittings, bath removed or reused | $10,500 to $21,000 |
| Standard | Same or lightly adjusted footprint, one or two fixtures moved, floor to ceiling tiling, a semi frameless or frameless screen, mid range vanity and tapware | $21,000 to $36,750 |
| Large or high end | Layout changed, a wall removed or a window relocated, large format or stone tiling, a freestanding bath, underfloor heating, custom joinery | $36,750 to $57,750 |
Most Berwick jobs land in the standard band. The small band is realistic where the room stays exactly where it is and the fittings come off the shelf. The top band is where the room changes shape or the floor has to be rebuilt underneath it.
Why the age of the house changes the price so much
Berwick is four separate renovation problems sharing one postcode, and each layer of housing stock behaves differently once the old bathroom comes out.
The 1970s and 1980s brick veneer belt
This is the ring of quarter acre blocks around the village core, and it produces the classic Casey layout: one main bathroom with the toilet in a cubicle of its own next door, tiling that stops at roughly 1.5 metres with painted plaster carrying on to the ceiling, a steel bath doubling as the shower base, one laminate topped vanity, and an extraction fan that empties into the roof cavity instead of outside. The flaking ceiling paint and the mouldy cornice in these houses trace straight back to that fan.
Two things push these jobs up. Tiling to the ceiling means the plaster above the old tile line comes off and the wall is re sheeted, adding wall area charged at $75 to $165 per m2. And any Berwick house that predates 1990 needs its wet area sheeting sampled before the demolition crew arrives, with licensed removal priced as its own line if the result comes back positive. The testing and removal rules are set out in what the law requires.
Merging the separate toilet into the bathroom is the other big decision in this belt. It moves a soil pipe and usually a wall, and the job leaves the small band the moment it is agreed.
Timbarra and the early 1990s stock
The Timbarra release opened in November 1989, a 200 hectare estate that filled through the early 1990s, so its houses now sit at 30 to 35 years old. A shower membrane that has never been touched in that time is well past its normal service life, which is why so many Timbarra quotes start with a shower rather than a whole room.
The budget news is better than the age suggests. Layout and plumbing in these houses are sound, so the work is a strip out and rebuild on the existing footprint, and that keeps most of them in the small to standard bands unless the owner chooses to move something.
The heritage core around High Street
Victorian, Edwardian and interwar homes plus post war brick sit on irregular blocks north of High Street, on timber floors, with walls out of square and floor levels that were never flat. A level entry shower or a linear grate here becomes structural carpentry, because the joists have to be dropped or the floor built up, and anything touching a loadbearing element pulls a building permit into the job. Walls out of square also mean tiles cut to a taper, which is slower labour at the same hourly rate.
These jobs sit in the top band and the quote needs a real contingency written into it. Ask for that contingency to be named on the page rather than buried in the total.
Minta Farm, Berwick Waters, Alira and the post 2010 estates
Nothing has failed in these bathrooms yet. The work is widening a cramped builder specification ensuite, swapping the acrylic base and framed screen for a tiled hob or a level entry with frameless glass, and replacing builder grade tapware. That kind of ensuite renovation runs $14,000 to $25,000. A frameless or semi frameless screen on its own is $1,200 to $3,500.
What do the trades charge per square metre?
| Item | Rate |
|---|---|
| Wet area waterproofing, supplied and applied | $50 to $85 per m2 |
| Wall tiling, supply and lay | $75 to $165 per m2 |
| Floor tiling, supply and lay | $90 to $190 per m2 |
A typical 1980s Berwick bathroom carries about 6 square metres of floor and 25 to 32 square metres of wall once it is tiled to the ceiling. That is why lifting the tile line from 1.5 metres to full height costs more than most owners expect: it can double the wall area being tiled and it adds the plaster work above the old line.
The smaller rooms and individual fixtures
| Item | Range |
|---|---|
| Ensuite renovation | $14,000 to $25,000 |
| Separate toilet or powder room | $6,000 to $14,000 |
| Laundry renovation | $5,000 to $20,000 |
| Vanity supplied and installed | $500 to $3,700 |
| Freestanding bath supplied and installed | $1,600 to $5,300 |
| Shower screen supplied and installed | $1,200 to $3,500 |
Doing a bathroom and a laundry renovation in one visit saves on the shared trade call outs, because the plumber, waterproofer and tiler are already on site with their gear out.
Why can three quotes for one room differ by twenty thousand dollars?
Because they are usually pricing three different jobs. The gap is scope, not margin. Line these items up side by side before you compare any totals.
| Check | What a weak quote says | What a comparable quote says |
|---|---|---|
| Tiling height | Tiling to walls | Floor to ceiling, stated square metres, tile allowance per square metre |
| Waterproofing | Waterproof shower | Membrane to the current standard, height stated, certificate supplied |
| Substrate | Not mentioned | Old sheet removed, new wet area sheet, floor levelled or screeded |
| Asbestos | Not mentioned | Sampled before demolition, removal priced separately or excluded in writing |
| Fixtures | PC sums with no figure | A named allowance per item, or the actual model |
| Plumbing | Plumbing works | Compliance certificate issued, whether any fixture is being relocated |
| Electrical | Power and lights | Safety certificate issued, exhaust ducted outside |
| Rubbish and protection | Not mentioned | Skip, floor protection through the house, site clean |
| Timeline | Around three weeks | Start date, working days, the cure days named |
If one quote is far lower, find the line it is missing. The three most common gaps in Berwick are the asbestos test, the extra wall area created by tiling to the ceiling, and re sheeting the plaster above the old tile line. The full vetting checklist is on choosing a bathroom renovator.
What sits outside a fixed price?
A written fixed price covers the scope it describes. Outside it sits anything nobody can see until demolition: rotten floor framing under a leaking shower, corroded copper in a 1970s wall, a slab that has to be ground back, or a positive asbestos result. Those are handled as a written variation agreed before the extra work starts, and a good quote says so on the page. On the heritage homes near the village it is worth holding ten per cent of the budget back for exactly this.
Every band above needs a written contract, and the deposit you hand over is capped by statute as a share of that contract price, so check the figure against what the law requires before you pay it. The calendar that goes with these bands is on how long a bathroom renovation takes.
Send the room dimensions, the age of the house and a photo through the quote form and you get a written fixed price for the scope described, with a reply within one business day.
